Pull up the carpet in a 1956 house in Coral Gables and you'll usually find terrazzo. Walk into a tower that opened in Brickell after 2010 and the floor is often large-format porcelain. In between sit the condos with polished marble, the floor that shows every dull spot. Under a mop these three look alike. They aren't. Two of them are calcium carbonate, which dissolves in acid. One of them is closer to glass. The Miami part is the sand and the humidity that come in with them.
Why Miami floors come in these three materials
The City of Miami Beach's own architecture page describes Miami Modern, or MiMo, as a post-war style that ran "from the late 1940s through the 1960s" and leaned on "innovative materials such as glass block, neon lights and terrazzo flooring." In the 2024 American Community Survey figures published by Census Reporter, about 23 percent of Miami-Dade County's 1.1 million housing units went up between 1950 and 1969, and nearly half of all units predate 1980. That is a lot of poured terrazzo under a lot of carpet and laminate.
The same table shows the other end: roughly 27 percent of Miami-Dade units were built in 2000 or later, and those are the buildings where our crews mostly meet porcelain. Marble sits in a narrower band, mostly condos and higher-end renovations, and it's the floor people worry about most. Terrazzo deserves the same worry, for the same reason.
Terrazzo is marble chips in cement, so treat it like marble
The National Terrazzo and Mosaic Association defines terrazzo as chips of "marble, quartz, granite aggregate" and other materials "mixed with cement or epoxy and polished." In a mid-century Miami house that means marble in a Portland cement binder, ground flat. Both halves of that recipe are attacked by acid. The North Central Terrazzo Association's maintenance guidance says only cleaners "with a pH Factor between 7 and 10" belong on the floor, and it rules out "all-purpose cleaners or soaps containing water soluble, inorganic, or crystallizing salts, harmful alkali or acids." Vinegar is an acid. Most bathroom sprays are acidic on purpose, because acid is what removes soap scum. Each of them dulls terrazzo, first as a haze, then as etching in the marble chips.
The bigger day-to-day threat in Miami isn't chemistry, it's sand. The NTMA's Terrazzo Maintenance Guide puts dust mopping first on its list and warns that "dust, dirt or other grit can lead to scratching of the finish which reduces gloss and cleanability." Grit dragged under a wet mop is sandpaper. The same guide says to change mop water "when it becomes cloudy," and in Miami cloudy comes fast. So the order matters: dry pickup first, then a neutral wet mop, and never a wet mop on a floor that hasn't been vacuumed.
One more line in that NTMA guide surprises people: scratches and stains on terrazzo come out with a "fine grit (100) diamond pad." That's honing, not cleaning. A cleaning visit can't restore an etched floor; it can keep an intact one from getting there.
Porcelain forgives the tile and punishes the grout
Porcelain is the one floor of the three that shrugs off most of what a household throws at it. The Tile Council of North America defines porcelain as "an impervious tile with a water absorption of 0.5% or less, as measured by the ASTM C373 test method." That density is why a spilled cafecito wipes off without a mark, and why a mild alkaline degreaser is fine on the tile itself. The tile isn't the weak point. The lines between the tiles are.
Standard grout is cement, and the TCNA's grout cleaning FAQ is blunt about it: grout "is alkaline based and is dissolved by acids. As baking soda and vinegar react, so do grout and vinegar." The same FAQ recommends an alkaline cleaner over an acid one and says sealer "is a very good idea for cementitious grout." UF/IFAS Extension notes that most molds thrive above 60 percent relative humidity, which is why they show up in bathrooms and kitchens first. Miami's outdoor air averages 84 percent relative humidity at 7 a.m. and 61 percent at 1 p.m. across the year, according to NCEI records compiled by Current Results. Unsealed grout in a shower that never fully dries is where the dark lines come from, and scrubbing can't keep up if the grout stays damp between visits. The fix is drying (a fan, an open door) plus sealing, not a harsher chemical.
Marble has the same chemistry as terrazzo with less margin
Polished marble is calcium carbonate all the way through, polished to a mirror, so damage shows sooner. The Natural Stone Institute's care page says "products containing lemon, vinegar or other acids may dull or etch calcareous stones," and it separates etching from staining: "some materials will etch the finish but not leave a stain." An etch is a dull footprint in the gloss where acid ate the polish. No cleaner brings it back; only re-polishing does. The Institute's routine is a neutral cleaner or stone soap with warm water, then "rinse the surface thoroughly" and "dry with a soft cloth." That rinse-and-dry step is the one people skip, and in humid air leftover cleaner sets into a streak that reads as dirt the next morning.
The same page repeats the grit warning almost word for word: "sand, dirt and grit are abrasive and can damage natural stone," so dust mop "frequently" with a clean, untreated dry mop. Near the water in Miami Beach or Aventura, that isn't a weekly job.
What "finished per material" means on our checklist
Our post-construction checklist says floors are "vacuumed, scrubbed, finished per material," and this post is the reason that phrase exists. Our deep cleaning checklist says grout, tile, and shower glass get "scrubbed and de-scaled," and de-scaling products are acidic by design. They stay on glass and porcelain. They never touch terrazzo or marble, which is why the crew needs to know what's underfoot before a bottle comes out of the caddy.

Here's the position we take, and it could be wrong for your floor: on a first visit we treat every hard floor as if it were marble until we know it isn't. That means a pH-neutral cleaner and dry pickup first, even on porcelain that would take a stronger product. The cost is a slower first clean on a floor that could have handled more. The alternative is one wrong bottle on a 1950s terrazzo slab, a mistake nobody can mop away.
